Plumbing and heating for homes and small commercial spaces across West Vancouver, the North Shore, Metro Vancouver, and Sea-to-Sky. Red Seal technicians, flat rates, and a written quote before any work starts. After-hours emergency calls answered.

We work on plumbing and heating systems in homes and small commercial spaces. Fixtures, drains, water heaters, boilers, valves — anything that moves water through a building. Most of what we do is repair and replacement: a part that failed, a system that is slowing down, equipment that is past its service life. We also handle renovations, rough-ins, and full system installs for larger projects. Residential or commercial, the approach is the same — diagnose the actual problem, quote it in writing, and only start when you approve the number.

We charge flat rates, not hourly. Every service has a fixed price, and the number you see on the service page is the number you pay. A call-out fee covers the technician’s time to come out, diagnose the issue, and give you a written quote. If you approve the work, it is added to the invoice. If you do not, you pay only the call-out fee and we leave. No hourly billing, no surprises on the invoice. Emergency calls and quote-only projects work a little differently, and both are explained on the pricing page.

We work across the Lower Mainland and the Sea-to-Sky corridor, and we cover most of the neighborhoods in between. If your address is in our core service area, the standard call-out fee applies with no travel charge. If you are outside it, we still come — a travel-time rate is added to the invoice and confirmed before we book. Either way, you know the cost before we schedule the visit. Call and we will tell you which applies to your address.

Technical notes on plumbing, heating, and home systems — written by the technicians who work on them. We pick topics that come up on the job, and we write them in plain language for anyone who wants to understand what they are buying before they buy it. No marketing, no product reviews, no jargon. Just what the evidence says and what we have seen in the field.

Call, text, or send a message. If you are not sure which service applies, describe the problem in your own words — we will tell you what it sounds like and what it usually costs to fix. You do not need to know plumbing terminology to reach us.
