Individual units within a strata building may be billed at residential rates for work inside the unit; common property work is billed at commercial rates.

Property management

Any job coordinated by a property manager on behalf of a building owner, whether residential, mixed-use, or commercial.

Light industrial and warehouse

Facilities with shop sinks, washroom blocks, floor drains, and mechanical equipment not found in a standard home.

Priority scheduling

Commercial jobs are slotted into priority windows. If your business has an urgent issue during operating hours, we coordinate to get a technician on site as quickly as possible without disrupting your operations.

Coordination around your hours

Where possible, we schedule commercial work around your operating hours — early morning before opening, evening after closing, or weekends when the space is empty. After-hours commercial work is billed at emergency rates.

Full documentation for invoicing

Every commercial invoice is itemized: labor, parts, materials, applicable taxes, and a description of work performed. The format is designed to meet corporate, strata, and property management accounting requirements. Commercial-grade parts and materials

Where a residential job might use standard fixtures, commercial jobs often require commercial-grade components — heavier-duty valves, higher-flow fixtures, and materials rated for higher use. The flat rates on this page reflect the labor for commercial-grade installation; the parts themselves are quoted based on the specification of your space.

A technician who knows commercial systems

Commercial plumbing and heating involves systems that do not exist in a standard home: grease interceptors, backflow preventers, commercial boilers, multi-zone hydronic systems, and shared mechanical rooms. The technician on your job is assigned based on the type of system involved, not just availability.

What Is Not Included

Parts and materials

Unless a service line says parts included, the rate covers labor only. Commercial parts are quoted separately based on specification, and confirmed before work starts.

Permits and municipal fees

After-hours premiums

For commercial properties outside our core service area, a travel-time rate is added and confirmed before scheduling.
