A boiler does not heat the water that comes out of your tap. It heats the water that runs through your radiators, your baseboards, or your radiant floor, and that water circulates in a closed loop for years. That is why boiler problems look different from water heater problems. You do not lose hot water at the tap — you lose heat in the house. Some rooms stay cold. The boiler runs constantly but the house never reaches temperature. The pressure gauge on the unit drops or climbs outside the normal range. A boiler that has not been serviced in years is usually running on borrowed time, and the first sign of failure is often a cold morning, not a warning. We service, repair, and replace gas boilers and hydronic systems, and we test the whole loop, not just the unit itself.

All prices are flat rates for standard residential conditions. The $89 call-out fee is added to whichever service you approve. Replacement services are priced individually based on unit type, venting, gas line, and system layout.

How do I know if my boiler is failing?

Three signs. First, some rooms stop heating evenly — usually the ones farthest from the boiler. Second, the boiler runs constantly but the house does not reach temperature. Third, the pressure gauge on the unit either drops below 1 bar or climbs above 2.5 bar without being adjusted. Any of these means the boiler, the pump, or the loop needs to be checked.

What is the difference between a boiler and a water heater?

A water heater heats the water that comes out of your taps. A boiler heats the water that circulates through your radiators, baseboards, or radiant floors — that water stays in a closed loop and is reused. Some homes have both. A combi boiler does both jobs in one unit: it heats the house and provides domestic hot water on demand.

Why are my radiators cold at the bottom and warm at the top?

That is almost always sludge or air trapped inside the radiator. Sludge settles at the bottom and blocks the flow of hot water. Air rises to the top and stops the radiator from heating evenly. Bleeding the radiator releases the air. If the problem returns, the system usually needs a power flush to remove the sludge.

What pressure should my boiler be running at?

Most residential boilers run between 1 and 2 bar when cold, and up to 2.5 bar when hot. If the pressure drops below 1 bar, the system needs to be topped up — or there is a leak. If it climbs above 2.5 bar, the expansion tank may have failed. Both are worth addressing before they cause bigger problems.

How often should a boiler be serviced?

Once a year, ideally before the heating season starts. Annual service keeps the burner clean, checks the pressure and safety controls, and catches small problems before they become cold-morning emergencies. A boiler that has not been serviced in three years or more is running on borrowed time.

Why is boiler replacement priced individually?

Because no two systems are the same. The price depends on the boiler type, the venting setup, whether the gas line needs upgrading, and the layout of the existing loop. A like-for-like replacement is one job. A conversion from a conventional boiler to a combi or high-efficiency unit is a different one. We scope it in person, then give you a written quote before any work begins.
