Advanced Drain Cleaning
Advanced drain cleaning is what we do when basic drain cleaning does not clear the line. The clog is not at the fixture — it is further down, in a branch line, a stack, or the main sewer. The water may back up into multiple fixtures at once. The cleanout may need to be opened. The sewer line may need to be identified and accessed from outside the house. This is a different job with different tools: larger cable machines, sectional snakes, and in some cases a jetter. There is no single flat rate for advanced drain cleaning, because no two lines are the same — the length, the access point, and the condition of the pipe all affect the work. We assess the line first, then give you a written quote before we start.

FAQ
How do I know if I need advanced drain cleaning?
Three signs. First, more than one fixture backs up at the same time — a toilet and a shower, or a sink and a bathtub. Second, the clog returns within days of being cleared. Third, water backs up into a lower level of the house, like a basement drain or a laundry sink. Any of these means the clog is in the main line, not at a fixture, and basic drain cleaning will not solve it.
Why is advanced drain cleaning not a flat rate?
Because every line is different. The price depends on how long the line is, where the cleanout is located, how far the clog is from the access point, and what condition the pipe is in. A short branch line with an accessible cleanout is one job. A main sewer line with a buried cleanout and heavy root intrusion is another. We assess the line first, then quote before starting.
What is a cleanout, and why does it matter?
A cleanout is an access point in the drain line — usually a capped pipe sticking up from the ground or out of a wall — that lets us reach the main line directly instead of working through a fixture. If your home has an accessible cleanout, the job is faster and cheaper. If the cleanout is buried, blocked, or missing, we may need to locate it or create a new access point.
Will you need to dig up my yard?
Usually not. Most advanced drain cleaning is done through an existing cleanout, without excavation. In some cases, if the cleanout is buried or the line has collapsed, excavation is required — but we confirm that with camera inspection first, and we tell you before any digging starts.
What if advanced drain cleaning does not clear the line?
If the line cannot be cleared, the next step is camera inspection. The camera shows us what is actually inside the pipe — roots, scale, a collapsed section, or a belly. Once we can see the problem, we can recommend the right repair, whether that is jetting, spot repair, or full replacement. We quote that separately before any work begins.
How long does advanced drain cleaning take?
It depends on the line and the clog. A short branch line with easy access can clear in an hour. A long main line with heavy root intrusion or a buried cleanout can take most of a day. We tell you the expected time when we quote the job.
