Lavatory Sink Repair & Installation

A lavatory sink has three connection points and three failure points. The faucet cartridge wears down and starts to drip. The drain assembly loosens or corrodes and leaks under the cabinet. The seal between the sink and the countertop dries out, and water starts to seep into the cabinet below. On top of that, the sink itself can crack, chip, or pull away from the counter — usually at the worst possible moment. We identify which of these is actually happening, then quote the specific fix. If a cartridge replacement solves the drip, that is what we do. If the faucet needs to go, we tell you why before we start.

All prices are flat rates for standard residential conditions. The $89 call-out fee is added to whichever service you approve.

FAQ

How do I know if it is the cartridge or the whole faucet?

If the faucet drips only when closed, and the body of the faucet is solid and not corroded, the cartridge is almost always the problem. Cartridge replacement is a one-visit job. If the body is pitted, cracked, or the finish is flaking off, the faucet is usually worth replacing instead.

Can you install a sink I bought myself?

Yes. We install homeowner-supplied drop-in, vessel, and undermount sinks. We do not supply the sink itself, but we handle everything else: removal of the old unit, cutting or adjusting the countertop opening if needed, installation, sealing, and testing.

What is the difference between drop-in, vessel, and undermount?

A drop-in sink sits on top of the counter with a visible rim. A vessel sink sits above the counter like a bowl, with the drain and plumbing running down through the counter. An undermount sink is mounted under the counter from below, so the counter edge shows instead of a rim. Each one has a different installation method, and each one has a different price range.

The caulk line around my sink is black. What causes that?

That is mold growing in the old caulk. It happens when water sits on the caulk line and the seal has started to fail underneath. The fix is to remove the old caulk entirely, clean and dry the surface, and reseal with new silicone. If the mold is under the sink as well, the leak has been going on longer than the caulk line shows.
